Why Cobalt Carbon Free Does Not Recommend Spray Foam Insulation!

Spray foam insulation has been widely used to reduce heat loss, but it comes with significant risks. At Cobalt Carbon Free, we’ve always strongly advised against it, here’s why…

Issues with Spray Foam Insulation

Recent reports have shown that homes with spray foam insulation often face challenges when it comes to selling or remortgaging. According to a BBC investigation, some major UK lenders are unwilling to approve mortgages for properties with spray foam due to concerns about:

Roof Damage: Poor installation can trap moisture, leading to timber decay and costly structural issues.

Property Value: Mortgage providers often require extensive surveys, and some reject homes outright, impacting resale value.

Removal Costs: Removing spray foam is expensive, with homeowners reporting thousands spent on remediation.

Government-backed schemes like the Green Homes Grant have previously funded spray foam installations, but many of these were poorly executed, leaving homeowners with expensive problems.

Better Insulation Alternatives

At Cobalt Carbon Free, we recommend alternatives that are effective, safe, and preserve your home’s value:

Loft Roll Insulation: Installed between the joists, this material provides excellent thermal performance by reducing heat loss through your ceiling. It is an economical choice for creating a well insulated loft space.

Insulation Boards: PIR or phenolic boards are rigid materials installed between the rafters. These boards are highly efficient and ideal for creating a “warm roof.”

What Is a Warm Roof?

A warm roof is achieved by placing insulation along the rafters rather than between the joists. This method keeps the entire roof structure warm by preventing cold air from circulating above the insulation layer. The result is a loft or attic space that is thermally efficient and suitable for living or storage.

A Safer, Smarter Approach to Insulation

Insulation should improve your home’s comfort and efficiency without putting its value or structure at risk. Spray foam may seem convenient, but the risks far outweigh the benefits. With options like loft roll insulation and rigid boards, you can achieve a warm, cosy, and energy efficient home without compromising your property.
